INTRODUCTION

         1.0 Preamble

In Estate management system, the agency construct building for companies they value survey lands, handle and research work and development assist client in getting houses and manage their own properties and client properties.

In related project carried out on Estate management services was intended to value and survey lands and the programs was able to list the number of client land valued. In addition, the programs does not clear for password which is very important which an unauthorized person can gain access to records and destroy vital information, the amount to be paid my client is not automatically generated.

The ultimate estate management objective is to ensure that resident receive a level of service which is timely and professional that as landlord. Real estate has continued to play a significant role in man’s evolution. it is not a coincidence that food, shelter and clothing believed to be three essentials that sustain mankind, also have some linkage to land.

There is hardly any business venture that does not require to be supported by some form of real estate or estate management, from the small bussineess that requires real estate as offices from where the business can be organized. the study, computer application in estate management practice in Nigeria, will be restricted to real estate practice professional .Estate management is the direction and supervision of an internet in land property.

        1.1 Background of the Study

Land use, land valuation, and the determination of the incomes of landowners, are among the oldest questions in economic theory, Shavell (2004). Land is an essential input (factor of production) for agriculture, and agriculture is by far the most important economic activity in preindustrial societies. With the advent of industrialization, important new uses for land emerge, as sites for factories, warehouses, offices, and urban agglomerations.

Also, the value of real property taking the form of man- made structures and machinery increases relative to the value of land alone. The concept of real property eventually comes to encompass effectively all forms of tangible fixed capital. With the rise of extractive industries, real property comes to encompass natural capital.

With the rise of tourism and leisure, real property comes to include scenic and other

Amenity and values. Starting in the 1960s, as part of the emerging field of law and economics, economists and legal scholars began to study the property rights enjoyed by tenants under the various estates, and the economic benefits and costs of the various estates, Epstein (2007).

This resulted in a much improved understanding of the: Property rights enjoyed by tenants under the various estates. These include the right to: Decide how a piece of real property is used; Exclude others from enjoying the property; Transfer (alienate) some or all of these rights to others on mutually agreeable terms; Nature and consequences of transaction costs when changing and transferring estates.

1.1 Statement of the Problem

Keeping record in an estate concerning lands,

Buildings and their owners has been a great task to government and the governed. Access to Estate information proves difficult that most times people are defrauded due to lack of property information. Illegal sales of lands and houses without the consent of the owner are very common. Valuation of estate for the purpose of paying tax to government is not achieved, hence the need for computerization of estate management system

  Aims and Objectives of the Study

The aims and objective of this project is to develop:

  1. Software that will keep information on:
  2. Land location in estate,
  3. Land or building owners in the estate,

iii. Land use information

  1. To determine the usefulness of computer in solving these problems
  2. Development of policies which will enhance the land administration and land management system

         

        1.3 Scope of study

In this protect research the use of computer will be consider in the practice of estate management in terms of collection, analysis, storage and presentation of data.

Geographically the study covers, as the title implies the whole country, however the city of Kaduna will be concentrated on, since firm have started to put computer into use and this will help in gathering information for this project work

       1.4  Limitations

The project is target to investigate various ways in which computer will be useful in estate management. It is not aim to automate all the activities in estate management rather it will automate operation in information storage, retrieval and processing.

         1.5 Justification of the Study

The project work will help in a good number of ways to make estate information available to users. The software developed can:

  1. Keep a database of all the lands and
  2. Building in the estate

iii. Enable retrieval of estate information

  1. Guide buyers on how to buy and who to meet
  2. Educate buyers on the type of land to build in an area for proper estate planning.

        

       1.6 Purpose of the study

The purpose of this project work is to make estate information accessible to both

Government and individuals who may like to acquire building or land property.
