This study was conducted to determine the effect of working conditions on office professioanls performance using four selected organizations in Kaduna metropolis as a survey. The study reviewed several authors opinion using textbooks, journals, internet and conference papers among others to provide the theoretical basis for the study.
The population of the study was 47 and all was used as sample size. Questionnaire was used as instrument for data collection. 47 questionnaires were administered and 44 were retrieved which was used for the analysis. Mean statistics was used to analysed data retrieved from the respondents.
Based on the data analysed, the study discovered that effects of unfavorable working condition is that it reduces productivity office professionals, it results to high level of stress among office professionals, it exposes office professionals to injuries, discomfort and reduces job performance. However, favourable working condition gives office professionals the opportunity to concentrate on their duties and responsibilities and motivate them to perform their duties and responsibilities.
The study recommends among others that organizations should make sure they provide a healthy and favourable working conditions for their office professionals as this in turn will increase their job performance. likewise Office professionals should also help management by advising on what makes them comfortable in the office environment.

1.1 Background of the Study
Any organization that wishes to succeed in achieving it aims and objectives has to maintain a good working condition so as to achieve its goals. This is so because the intrinsic and extrinsic factors is very important to every employee.
Intrinsic factors suchas incentives attached to one’s job is what influences the office professional within the job context, and this include achievement, recognition, the work itself, responsibility promotion and possibility for personal growth, while extrinsic are the environmental condition attached to one’s work element that contribute or motivated the office professional e.g. interpersonal relationship with colleagues and subordinates
According to Becker(2012), one of the fundamental human requirements is a working condition that allows people to perform their work optimally under comfortable atmosphere. Because of the high competition among firms, workers look for organization, firms, companies and institutions that offer jobs that provides satisfaction and sense of accomplishment (conducive working conditions) and since organizations cannot coordinate resources and material without involving human capital, office professionals are then needed in every organization, be it advertising and public education, law and medicine, manufacturing and industries, publishing and schools, insurance and bank etc(Borman, 2014).
It is an indisputable fact that the office professional is backbone of any organization, many achievements have been made by the management of the workforce of which the office professional is of no exception (Bruce, 2008). Thus, their performance can elevate or hinders the entire organizational performance if not given due consideration. This research work seeks to determine the effect of working conditions on office professionalsperformance.
1.2 Statement of the Problems
Considering the great importance of the work place, it is surprising that most researchers have ignored the effect of office condition on office professionals’ performance. It therefore seems that the design of the workplace is barley regarded as a strategy for job performance enhancement.This is especially the case regarding the office environment.
It is equally agreed that most office professionals find it difficult to do their job conveniently as a result of unconducive working condition.
